WHAT IS AN
ILC?

An Improvement Location Certificate (ILC) is an inspection of a parcel by a licensed surveyor to determine possible encroachments or other matters that could adversely affect the subject parcel.

It identifies where buildings, driveways, and other improvements sit relative to the property's deeded boundaries and recorded easements — flagging encroachments, setback violations, or boundary conflicts before they become a closing problem or legal dispute.

An ILC is not a boundary survey. It's a faster, more affordable inspection commonly required by Colorado lenders and title companies during real estate transactions. If you need property corners marked or a legal boundary determined, you'll want a full boundary survey instead.
